Dear Mr. Dorr:-
It occurs to me to write and ask you if you would be
interested in the purchase under usual Trustees deed from the
of
Bingham Estate lot No. 49 in the Town of Eden per Peters' plan
marked to contain 111 acres more or less. From the map here in
my office it looks as if a great part or all of Great Pond Hill
may be upon this lot. You are doubtless familiar with it.
Kindly let me know whether or not you may be interested in ac-
quiring this lot and if you are I will try and take matters up
with you in some convenient way at once.

I have yours of the 29th relating to the land of the
Bingham estate on the Eagle Lake road. Upon receiving your letter
of the 16th I immediately wrote to Mr. Dorr and expected to get an
answer before this but have not done so. I do not know whether
he has received my letter or not. I wrote him in Boston and I
understand now that he is in Washington. I will as soon as I
learn
his address again write him and unless the property is sold in the
mean time get his instructions.

gest that the two weeks will be up tomorrow. I assume
therefore that it is entirely satisfactory that I take
v.p negotiations for sale with any other people.

hoped to get decision from you before the 23a inst. but
in order that there may be no further possible misunder-
standing I am calling your attention to the fact that the
two weeks noted will be up tomorrow, the 30th.

Am wondering if you have forgotten about the Bingham Estate
lot along the Eagle Lake road which you and Mr. George P. Dorr have
been considering for a long time. The price I gave you was $5000,
and I have never yet heard from you as to Mr. Dorr's conclusion.
Not hearing anything from you I presume he may have abandoned the
idea of the purchase. However, I now have other people approaching
me relative to the purchase of the lot and I wish to be sure as to
Mr. Dorr's conclusions. If Mr. Dorr wants the lot of course I shall
be very glad, acting for the Bingham Trustees, to make sale to him.
On the other hand if he does not want it, it is only fair to ask that
he let us know at once. Will you therefore kindly take matters up
with Mr. Dorr and let me know decision immediately. If you can do
SO I wish you would arrange to let me know within a week. I feel,
however, that at the end of two weeks if Mr. Dorr does not take the
lot I should be free to deal with other parties. Let us therefore
consider that unless I hear from you by the thirtieth of this month that
Mr. Dorr will take the lot, I may consider our negotiations off and
be entirely free to deal with other parties. If this does not seem
entirely reasonable to you kindly let me know at once.
Hoping to hear from you that Mr. Dorr will take the lot, but in
any event his decision at the earliest possible date, believe me

Dear Mr. Hamlin:
Forgive delay in answering your letter of Jany 4th.
Various causes have conspired to prevent my either receiving
or answering my letterspromptly these last weeks--I am much
obliged to you for communicating with me on the matter--
It comes into my reservation work--1 have no map here such
as the old Peters plan showing lots & bounds-and what the bounds
are of this lot I do not know, now just where it lies except
that it lies upon the western slope of Great Pond Hill The
T. D. Roberts estate owns land adjoining it above, if I am right-
Can you tell me (1) whether it comes up to the crest of the hill
or lies wholly on the steep western side? (2) Whether it crosses
the Eagle Lake road? And, if so, how much lies proportionally or
actually on that side, the northern side? (3) Whether it includes
any bottom land, or is all upon the hillside? (4) Whether the lot
meets the Reservations' present ownership upon the south or
whether the Roberts land comes in between? (5) Have you any idea
of the value of the standing wood upon it? i.e. how much Nutting
or some other would pay for stumpage? 6 Have you any definite
idea yourself of value? Frankly, I suppose the value would mainly
lies if the land is what I suppose, in the wood now growing on it,
and would be little were that cut--Correct my impression if you
think me wrong--If you have not knowledge personally of these
things I ask about, will you not telephone or write to Harry
Lynam who has done much work for the Reservations in that region
round the Lake; give him my list of questions and ask him to
answer them? As it will be easy, I think, for him to post him-
self upon the matter--

Your faror of the 2411 inet. received. I cannot very well
answer your questions and am forwarding a copy of your letter to
Mr. Lynam together with & copy of this letter I am writing 80 that
Mr. Lynam may understand the situation and answer your questions AS
desired. I am sending you herowith a little rough tracing from the
Peters plan showing the lot in sdon under consideration, it being
lot No. 49 of the Bingham Matate lands and along Bagle Lake road.
Am also enclosing a rough tracing from the Colby all map which
shows the Eagle Lake road 80 called and elso the beginning of the
old road leading up on to ()reen Mountain, of course mither of
these plans may be strictly accurate but I RIA told the lines of our
lot are probably easily determined and I thought you were entirely
familiar yourself with this territory.
I have never been all over this lot but have been over part
of it, relying upon parties I felt competent 90 point out to me
approximately where the lines are located. I HAYO had various
calls for the right to cut wood, take stone and earth from it.
How valuable the growth upon it may be I cannot tell certainly but
I should judge the portion of it which one would be willing to out
is covered with a fairly good second growth for fire wood. To
my mind, however, the entire value of the lot is not in the materials
upon it. While much of it slopes generally to the wostward I believe

quite a little portion of it slopes to the eastward, is very sightly.
looks out over Bar Harbor and may be desirable at least for bungalow
sites.
of course the exact market value of any property 80 near
Bar Harbor as this is very difficult to tell. I have my idea of
what I feel a fair price to ask for it as Agent for the Bingham
:state. If you wish to consider the purchase of the lot I shall be
glad to quote prices to you for prompt action. If on the other hand
upon investigation you do not think it is property you want of course
we have no need to bother further about the matter. Am hoping,
therefore, that Mr. Lynam may be able to furnish you with your desired
information very shortly and you can let me know whether or not you
wish to consider the lot in question. It occurred to me that since
from the plans, part at least of Great Pond Hill may be located upon
it that you might possibly desire it. If not I trust no harm has
been done by my simply calling the matter to your attention.

about the matter but trust entirely to your own investigation through
Mr. Lynam. Thanking you for your letter, believe me

a letter written in answer to an inquiry from me as Agent of the
Bingham Estate as to whether Mr. Dorr would be interested in the
purchase of the Bingham lot No. 49 in Eden on Peters'plan marked
to contain 111 acres and 88 rods.

matters up with Mr. Worr and answer his questions so soon as possi-
ble? In any examination you may make of the lot will you kindly
be sure to ascertain something of the extent of the property which
slopes to the eastward and looks out over Bar Harbor? It has been
sometime since I have been on the lot but my recollection is that
while much of the lot slopes to the west, yet there is quite a por-
tion of it looking to the east which is very sightly.
