in consideration of one dollar and other valuable considerations

William M. Roberts, of said Eden,
the receipt wheredf I do hereby acknowledge, do hereby remise, re-
lease, bargain, sell and convey, and forever quit-claim unto the said
William M. Roberts his
Heirs and Assigns forever, a certain lot or parcel of land sit-
uated in said Eden, described as follows:-Property - described in a
certain deed from Stephen Higgins to William Roberts, Daniel W.
Srewer, I.B. DesIsle and E.K. Brewer, dated October 17th . A. D. I882, and
recorded in the Registry Oi' Deeds for Hancock County Book I84 Page
360,to which deed and records thereof reference is hereby made for
a more particular description.
To have and to hold the same, together with all the
privileges and appurtenances thereunto belonging to

I have examined the records of this office, in regard to the title
of the lot described in deed of Daniel W.Brewer to Isaac B.Desisles,
E.G. Desisles and Everett K.Brewer, dated Aug.21,1882 and recorded in
Vol.I84 Page 97, which lot is described as follows:-
A certain lot, of land situated in Eden,bounded and described as
follows, to wit:- Beginning on the South side of the road leading
from Bar Bar Harbor to the head of Somes' Sound at C. T. Hows North
West, corner and follows said How's West line Southerly to the shore
of Eagle Lake;thence following the said shore Westerly about seventeen
rods to a Cove;thence on the Eastern side of said Coxe Northerly to
large rock marked with a "B" marked on its top;thence North twenty
six and one half degrees East about four rods to a spotted maple tree;
thence on the same course to the aforesaid road; thence on said road
Easterly to the first mentioned bound and contains four acres more
or less.
The courses given above is by compass at this date.
Said lot, has been conveyed as follows:-
I)Warranty deed,dower released, Daniel W.Brewer to Isaac B. Desisles,
Everett K.Brewer and E.G. Desisles (date # )acknowledged Aug.21,1882
and recorded Aug. 22,1882 in Vol.184 Page 97.
This deed conveys three fourths of said lot ( I/4 to each)
(2) Quit-claim deed, no release of dower, ,Daniel W.Brewer to Everard H.
Greely dated March 20,1891 and recorded March 20,1891 in Vol.249 Page
523.
This deed conveys one undivided fourth of said lot.
(3) Quit-claim deed, dower released Everard H. Greely to Frank L.Brew
er, Trustee under the Will of Daniel W.Brewer, dated July I, I897 and
recorded Aug. 26,1897 an Vol.3I7 Page 53.
This deed conveys one undivided fourt of said lot with other
lands and has not been conveyad since by said Frank L. Brewer.
(4) Quit-claim deed, Isaac B. Desisles and Everett K.Brewer to Luere
B. Deasy and Jacob Campbell,Trustees ,dated Nov.6,1889 and recorded
Nov.8,1889 in Vol.237 Page 466.

This deed conveys all real estate and person property of the
grantors for the benefit of their creditors, which will include one
half of the above described lot.
(5) Quit-claim deed,Luere B.Deasy and Jacob T.Campbell, Trustees ,to
Isaac B.Desisles and Everett K. Brewer, dated Nov.II,I890 and recorded
Nov. I2, 1890 in Vol.249 Page I23.
This deed conveys all the real estate derived under deed ,named
in paragraph 4,except that which has been conveyed by us the grantors.
Therefore this deed conveys one undivided half of the lot first
herein described.
(6) Quit-claim deed ,nower released, Everett K.Brewer to Isaac B.
Desisles,dated Nov. I5, I890 and recorded Nov 17,1890 in Vol. 348 Page
4II.
This deed conveys one undivided fourth of the lot, first herein
described.
(7) Warrantv deed no releaseqf dower, Isaac R.Desisles to Luere B.
Deasy, dated Jan.I0,1892 and recorded Jan.IO, 1893. in Vol.265 Page 483.
This deed conveys all real estate standing grantors name which
will include one undivided half of the lot, first herein described.
(8) Sheriff's Deed, Isaac R.Desisles by Sheriff to Emma E.Clement,
dated Oct.9,1897 and recorded Dec. , 1897 in Vol.32I Page I57,
This conveys the right to redeem the deed named in Abst.7 of
one undivided fourth of said lot first herein described, which the said
Desisles had Jan. I8, I893, the date of the attachment.
(9) Quit-claim deed,dower released Luere B. , Deasy to Alexander C.Hager -
thy and John A. Peters Jr. ,dated April 5,1899 and recorded April 6,1899
in Vol.336 Page II.
This deed conveys all the titleethat said Deasy obtained under
the deed named in paragraph 7,being one undivided half of the lot
first herein described.

This deed conveys one undivided fourth of the lot, first herein

This deed conveys one undivided fourth of the lot, first herein
described.
(I3) Quit-claim deed,dower released, Weston F.Milliken to Samuel K.
Whiting, dated Aug.II,I885 and recorded Aug. I4,I885 in Vol. 201 Page I85.
This deed conveys all and the same as named in paragraph I2 in-
cluding one undivided fourth of the lot, first, herein described.
II4) By the Will of Samuel K.Whiting, dated Feb. I5, I892 and approved
Dec. 5 , 1899 ,Extract dated Dec.9,1899 and recorded Dec. 29, I899 in Vol.
343 Page 471,he devised to his wife Eliza J. Whiting and to his adopted
daughter, Pamelia D.Whiting all the rest and residue of his estate, both
real and personal.one half to each and appointed Eliza J Whiting ais
Executrix.
Therefore assuming Daniel W. Brewer had title to said lot at the
date of his conveyance named in Paragraph I, said lot is now owned
one fourth by Frank L.Brewer Trustee, one fourth by A. C.Hagerthy and
John A.Peters Jr. , one fourth by Almon C. Snow and the remaining one
fourth by Eliza J.Whiting and Pamelia D.Whiting.

Daniel W. Brewer on the twelfth day of June A.D. I882 to Fountain and
Serenus H. Rodick and follows the edge of said Lake in a Westerly
direction seventeen rods and nine links to a stake; th ence North
twenty nine degrees thirty minutes East twenty three rods to a stake 0
on the South side of the county road; thence on the same course to the
line of F. and S. H. Rodick; th ence Easterly along the line of the
skid F. & S. H. Rodick to the intersecting line of said Rodicks West
of Duck Brook, so called, ence Southerly on said intersecting line
to a point south of said county road, distant four rods and three
links West from the centre of said Brook as shown on plan made by
E. M. Hamor May 16, A. / D. 1882; thence continuing on line of said F. &
S. H. Rodick to place of beginning.
One tenth part undivided of another certain lot or parcel of land
situated in said Eden and bounded and described as follows:-
On the south east by lot No. 56 and lot No. 57. On the West
by Eagle Lake; On the North West by Eagle Lake and lot No. 5I and
lot No. 48, On the North East by lot No. 19. The said parcel above
described being lot No. 50 on the "Peters Plan" so called, of said
Town of Eden and containing one hundred and nineteen (II9) acres more
or less. Said plan being referred to and made a part of this descrip-
tion.

Excepting out of this conveyance a part of the first lot above

dated Oct. 4th, I882 and recorded in Hancock County Maine Registry of
Deeds, Book I85 Page 434.
The second lot herein described is the same described in
a warranty deed from Stephen Higgins to William M. Roberts, Daniel W.
Brewer, 1. B. ues Isle and E. K. Brewer, uat eu Oct. 17th, 1882. and
recorded in Hancock County Maine Registry of Deeds Book I84 Page 360.

and CONVEY unto the said William M. Roberts and his heirs and assigns
forever, One-fifth part in common and undivided of so much of lot Num-
ber Fifty as shown on the Peters Plan, of Mount Desert Island, as is
bounded and described as follows; said lot being situated in the town

be described at the northern corner of the Tobias Roberts lot and run-
ning south fifty-one degrees west five-thousand one-hundred and thirty-

north-easterly direction about two-thousand four-hundred and fifty

al Court, whose report with the other proceedings is recorded in Book
280, Page 55 of the Hancock County Registry of Deeds.
TO HAVE AND TO HOLD the above granted premises,
with all the privileges and appurtenances thereunto belonging to him
the said William M. Roberts and his heirs and assigns to his and their
use and behoof forever.
And I do covenant with the said grantee and his heirs and assigns,
that I am lawfully seized in fee of said property in my capacity as
Trustee; that I have good right and lawful authority, under the Will
of said Daniel 7. Brewer, to sell and convey the same, and that the
same is free from all incumbrances, and that I will warrant and defend
the same to the said grantee, and his heirs and assigns against the
lawful claims and demands of all persons claiming under said Daniel

KNOW ALL MEN BY THESE PRESENTS that I, Frank L. Brewer
of Eden, Hancock County, State of Maine, individually, and
as trustee of the estate which was formerly of Daniel W.
Brewer of said Eden, deceased, in consideration of the sum of
one dollar and other valuable considerations, paid by William
M. Roberts of said Town of Eden, the receipt whereof is hereby
acknowledged, in my own behalf, and virtue of all power and
authority vested in me by the will of Daniel W. Brewer, and
by virtue of all powers and authority me hereto enabling, do
hereby give, grant, bargain, sell and convey unto the said
William M. Roberts, and his Heirs and Assigns forever, one
undivided fifth part of a certain lot of land situated on the
East side of Eagle Lake, in Eden, Hancock County, State of
Maine, described as follows:
Lot No. 57 of the allotment of Bingham lands in said
Town of Eden, according to the survey and plan of James
Peters', being the same lot of land conveyed by the trustees
of the Bingham estate, so-called, to Daniel W. Brewer and
others, by deed dated March 1st, A. Do, 1882 and recorded
in the Hancock County, Registry of needs, March 28th, 1882,
in Book 183, Page 51.
Also one fifth part of a certain parcal of land situated
on the East side of Eagle Lake, in said Town of Eden, contain-
ing five acres, more or less, being the second and last lot
described and conveyed in a deed by George N. Severance and
others to Daniel W. Brewer and others, dated June 19th, 1886,
and recorded June 30th, 1886 in the Hancock County, Registry
of needs, Book 208, Page 25, and also all the Grantor's
interest in the covenants and agreements relative to said
land contained in the deed second above described.
MEANING AND INTENDING to include and convey all the
right, title and interest which the said paniel W. Brewer
acquired under the two deeds above described, to which deeds
and the records thereof, express reference is hereby made
for a full and particular description of the property hereby
conveyed, and for all particulars therein contained.
TO HAVE ATD TO HOLD the same with all the privileges
and appurtenances thereto be longing, to him, the said William
other food
M. Roberts, and his Heirs and Assigns, to his and their use
also which
and behoof forever.
And I do for myself and my Heirs, Executors and Adminis-
trators, covenant and agree with said William M. Roberts, his
Heirs, Executors, Administrators and Assigns, that I am law-
fully seized in fee of said conveyed premises; that I have
good right to sell and convey the same; that they are free
from all incumbrances made or suffered by me, or by said
Daniel W. Brewer; and that I will warrant and forever defend
the same against the lawful claims and demands of all persons
claiming under me, or under said naniel W. Brewer.
IN WITNESS WHEREOF I, the said Frank Ts. Brewer, and
Abbie E. Brewer, wife of the said Frank Ts. Brewer, who joins
in this deed as grantor, and also in testimony of her release
and relinquishment of all rights of dower, rights by descent
and all other rights in the above described premises, have
hereunto set our hands and seals this nineteenth day of
December, in the year of our Lord, one thousand nine hundred
and two.

that I, Daniel W. Brewer of Eden Hancock County, Maine in consideratinn
of four thousand dollars paid by John T. Higgins of said Eden the re-
ceipt whereof I do hereby acknowledge do hereby give, grant, bargain
sell and convey unto the said John T. Higgins and his heirs and assigns
froever, one undivided fourth part of a certain lot orgparcel of land
situated in said town of Eden at Eagle Lake and bounded and described
as follows to wit; Beginning at a stake on the shore of Eagle Lake
situated at the Western corner of a certain lot of land deeded by me
on the twelfth day of June A.D.1882 to Fountain and Serenus H. Rodick
and follows the edge of said Lake in a Westerly direction seventeen
rods and nine links to a stake; thence N orth 290 30' East twenty three
rods to a stake on the South side offthe county road; thence on the
same course to the South line of land of F.& S.H.Rodick; thence East
erly on theline of the said F.& S.H.Rodick's lot to the intersecting
line of the said Rodick; West of Duck Brook SO called; thence South-
erly on said intersecting line to a point South of said cointy road die
tant four rods and three links West from the center of said Brook as
shown by a plan made by E. M.Hamor May 16th 1882; thence consinuing on
line of said F.& S.H.Rodick to the place of beginning, together with
the buildings thereon, also all the real estate with the buildings
thereon, owned by me and situated in sal d Eden Hancock County, Maine
within and between the hereinafter mentioned bounds to wit;
The first line being the Eagle Lake road SO called from Central Aven-
ue so called, Bar Harbor, Maine to the Breakneck road SO called; the
second line extending along Breakneck road so called from said Eagle
Lake road to the Intervale Brook so called; thence following Intervale
Brook to the county road leading from Hull's Cove to Bar Harbor; the
third line or boundary being said road leading from said Hull's Cove
to Bar Harbor along the shore from said Intervaile Brook to Central
Avenue; the fourth line or boundary being the said Central Avenue SO
called, excepting and reserving to myself my heirs and assigns forever
the following described lot or pancel of la nd to wit; beginning at the
brook at the county road near Brewer's Mill and running South 61°
East following said road eleven and one third rods to aspruce tree;
thence South 32° West thirty five rods to a stake; rhence North forty
eight and one half degrees West sixteen and two thirds rods to a stake
in the brook; then following said brook Northerly to the first mention
ed bound and conrains three acres moreor less, being the same premises
described in a deed from Edward L. Brewer to Daniel W. and Porter
Brewer dated April 22nd 1868 and recorded in Hamcock Registry of Deeds
Book 131 page 118, the first herein described lot is the premises and
property known as the Eagle Lake House and lot.
TO HAVE AND TO HOLD the afoeregranted and bargained premises with all
the privileges and appurtenances thereof, to the said John T. Higgins
his heirs and assigns to their use and behoof forever. And I do COV-
enant with the said grantee his heirs and assigns that I am lawfully
seized in fee of the premises; that they are free of all incumbrances;
that I have good right to sell and convey the sameto the said grantee
to hold as aforesaid and that I and my heirs shall and will warrant
and defend the same to the said grantee his heirs and assigns frorever,
against the lawful claims and demands of all persons.
PROVIDED NEVERTHELESS that if the said Daniel W. Brewer or his heirs
executors or administrators pay to the said John T. Higgins or his
heirs executors, administrators or assigns the sum of four thousand 02
dollars on demand from the day of the date therof, with interest on
said sum at the rate of eight per centum, annum, payable annually,
until paid, then this deed as also one certain promissory note bear-
ing even date with these presents, given by the said Daniel W. Brewer
to the said John T. Higgins to pay the sum and interest at the time
aforesaid shall both be void, otherwise shall remain in full force.
And the said grantor hereby covenants and agrees with the said grantee
that the right of redeeming the above mortgaged premises shall be for-
ever foreclosed in one year next after the commencement of foreclosure
by any of the methods now provided by law.
IN WITNESS WHEREOF, I the said grantor and Melinda S. Brewer wife of
said Daniel W. Brewer in testimony of her relinquishment of her right
of dower in the above described premises have hereunto set our hands
and seals this 1st day of July in the year of our Lord one thousand
eight hundred and eighty nine.

Reference is expressly made to the said above described

The purpose and intent of this deed is to release all
claim of said corporation by mortgage upon any and all of
the property above described, not however, releasing, but
expressly reserving all other property held under any mort-
gage running to said corporation.

We understand from Frank I. Brewer that Roberts and the
Brewers have always from 1882 to date been taxed and paid the
taxes upon the property, In view of all this it seems quite
probable that 3 title by possession could be maintained.
The first above momorandum, relating to a part of Lot
No. 50 is based upon an examination of the title at the
Registry of Doeds beginning at the data when the Trustees of
the Bingham Estate conveyed the property to Stephen Higgins.
We have not examined the title of the Bingham Estato with
reference to this property but feel confident that the title
of that estate was good at that date.
Referring to the second memorandum, relating to property
which is a part of Lot No. 51, we have made the memorandum
largely from data in our office. We have not examinedat the
Registry all the conveyances of Hale, Hodgkins, Emery, Greely,
Brewer and Roberts.
To go through all the conveyances of
these parties, each of whom has made hundred of conveyances,
would take a great deal of time and WA have not regarded it as
necessary.
In this paragraph WO are merely repeating what
we have stated orally to Mr. F. C. Lynam, President of the
Water Company.

tion, by deed dated December 11, 1900, and recorded in Vol.

According to the above memorandum theproperty seems to
be subject to the following record defects or irregularities:
In 1894 lot number 50 was partitioned by the court,
One-half being set off to Fountain and Serenus H. Rodick and
the other half, including the property which is the subject
of this memorandum, was set off to William M. Roberts, Nellie
J. Brewer, D. W. Brewer, E. H. Greeley and John T. Higgins.
No deed subsequent to the partition appears from D. W. Brewer
and there is no deed at all from John T. Higgins. By exam-
ining the momorandum it will appear that D. N. Brewer had
conveyed his interest before the partition to E. H. Greeley
and so far as we have been able to ascertain John I. Higgins
never had any interest in the property. Just why these parties
were joined in the partition we do not know. We think the
effect of the partition was to give F. and S. H. Rodick one
half of the property and the petitioners the other hald with-
out in any way determining the title of the petitioners as be- -
tween themselves, and that, therefore, the partition does not
necessarily give to D. W. Brewer or John T. Higgins any in-
terest in the property. We should regard it as more satis-
factory to have deeds from them but do not think that this
is a matter that needs to deter the company from taking title
for its purposes.
Another irregularity arises from the fact that whereas
after the partition Mr. Greeley was the owner of a part, two-
fifths of a divided half of the lot, he by his deed given
in 1897 following the partition conveyed to Frank L. Brewer,
Trustee, one undivided fifth of one undivided half of lot No.
50.
The same language was used in this deed as in his deed given
before the partition from Daniel W. Brewer. His deed was
doubtless intended to convey to Frank L. Brewer all and the
same title acquired from Daniel W. Brewer notwithstanding the
character of that title had been changed by the partition.
In the deed from Frank L. Brewer, Executor and Trustee,
to William M. Roberts, of one-fifth of the locus, his wife
does not join. Ord inarily the wife of & trustee is not en-
titled to dower in the trust estato. In this case, however,
Frank I. Brewer was trustee for the ten children of Daniel W.
Brewer, including himself. In so far as he was trustee for
himself, holding both the legal and equitable title, we think
that his wife mey be entitled to dower. Her dower, if we
are right, would only attach to one-fiftieth of the property.
This interest is contingent uponnher surviving her husband
and is SO small that it cannot materially affect the title.

This conveys a right of way forty feet wide across the
locus. It also conveys certain wharfage rights. But the
wharfage rights were subject to a condition and are apparently
no longer in existance.
Various mortgages appear affecting the locus but as they
appear to have been released we do not deem it necessary to
list them.
A very important defect in this title is that when Eugone
Hale et als conveyed the property to D. W. Brewer (Paragraph I
of this memorandum) it does not appear that they had any title
to it. The grantors had acquired the title of Sarah Gilmore
through certain mesne conveyances but so far as we are able to
ascertain Sarah Gilmore had no title. At the time they
received their eed the property was owned by Goodwin & Severance
or their grantees, subject to a mortgage to Farnsworth, Morse
and Austin. Later on, in 1886, Eugene Hale et als received
deeds of the Goodwin and Severance interest and in 1884 L. A.
Emery received a deed from Morse and Austin, the surviving
mortgagees. But this conveyance did not enure to the benefit
of Brewer as his deed was a quitclaim deed and no later deed
to Brewer appears from Hale et als, except a deed dated Dec.
4, 1886, recorded in Book 211, Page 328. But as this later
deed was given specifically to discharge a mortgage given in
1882 we do not think that this helps the title. The record
title to this lot is therefore imperfect and if the title
depended only on the records it would probably not be defensible.
We have made some examination, however, for the purpose
of ascertaining whether title has been acquired by possession.
We have talked with F. Is Brewer, No M. Roberts and G. W. New-
man in reference to the possession.
We learn that in 1882
when
Daniel W Brewer acquired there was an old building
on the property.
A little later Brower and persons claim-
ing under him constructed the Lake House which was maintained

by Mr. Roberts and maintained there for some years. For a
good many years this property was used in the ice business
carried on by D. It. Brewer and his estate, slips and apparatus

quite a number of years camps have been maintained on the lot

Dear Mr. Dorr:
I have just had & long talk with Mr. Brewer
regarding the transaction with the Ice Company.
He tells 100 that he has labored long and dit-
igently with the other members of the Company but has been un-
to get
able to agree to all the condi tiona in the deed.
He anpears to be satisfied but some of the others
refuse to agree to any conditions either in the rod strip on the
Lake shore or in the rod strip on the road frontage. They easy
they are willing that the troe screen and foot path shall be
maintained but are not willing to have it made a part of the
deed. In discussing the matter, Mr. Brewer said, that he be
lieved the main objecti on was due to belief that such a condition
would seriously effect a future sale of the property.
In 08.80 the Brewers agree, would it be satisfactory
to have 8 clause in the deed substantially as follows:

SECOND; A certain lot or parcel of land situated in that part of the
town of Mount Desert in said county of Hancock, known as Otter
Creek and bounded and described as follows to wit; beginning at a
stake on the road leading to Bar Harbor at the corner bound of land
now or formerly of Porter Brewer, said stake being twenty rods distant
from measuring by said road, the North line of land now or formerly of
David Bracy Jr. thence by said road North 25° East one hundred and
thirty feet to a stake in the South line of land of said Wellington
; thence Suth 84° 20' East by said Wellington's line one hundred and
eighty sevent eet to a stake at the mouth of Otter Creek Stream SO
called; thence South 90 1/2° West by the sea-shore of Otter Creek
seventy feet to a stake; thence by said sea-shore South 10° East one
hundred and thirty feet to a stake in the said land now or formerly
of Porter Brewer; thence by said land now or formerly of Porter Brewer

Hereby meaning and intending to convey SO much of the "Upper Landing"
SO called as was deeded by Daniel W. Brewer to Thomas Swazey by his
deed dated Oct. 6th 1869 and recorded in the Hancock Registry of
Deeds Vol. 135 page 269 and desc ribed in sai deed as lying Westerly
on said Smith's land between the road and the shore.
THIRD; Also all other land owned by me in severalty and situated at
Otter Creek, whether in the town of Eden or in the town of Mount
Desert.
Fourth; All these certain lots or parcels of land situated in said
town of Eden, fully described in a certain mortage deed form said Dan-
iel W. Brewer to the Bar Harbor Banking and Trust Company dated July
1st 1889 and recorded in the Registry of Deeds for said County of Han-
cock Vol. 237 page 12, to which said deed reference may be had for a
particular description of said lots.
TO HAVE AND TO HOLD the aforegranted and bargained premises, with all
the privileges and appurtenances thereof, to the said Almon C. Snow
and John T. Higgins and their heirs and assigns, to their use and be-
hoof forever. And I do covenant with the said grantees their and as-
signs that I am lawfully seized in fee of the premises; that they are
free of all incumbrances; except said mortgage to the Bar Harbor Bank-
ing & Trust Company; that I have good right to sell and convey the
same to the said grantee to hold as aforesaid ;and that I and my
heirs shall and will warrant and defend the same to the said grantees
their heirs and assigns forever against the lawful claims and demands
of all persons except said Trust Company or pesons claiming under the
same.
Provided Nevertheless that if the said Daniel W Brewer or his heirs
executors, or administrators, pay to the said Almon .Snow and John T.
Higgins or their heirs, executors, administrators or assigns the sum of
five thousand dollars on demand from the day of the date hereof with
interest on said sum at the rate O six per centum per annum pay-
able annually then this deed as also one cert. in promissory note bear-
ing even date with those presents given by the said Daniel W. Brewer
to the said Snow and Higgins to pay the sum and interest at thetime
aforesaid shall both be void, otherwise to remain in full force.And the
said grantor hereby covenants and agrees with the said grantee that the
right of redeeming the above mortgaged premises shall be forever fore--
closed in one year next after the commencement of foreclosure by any
of the methods now provided by law.

The second lot hereinabove described is conveyed expressly subject
to all rights of the said Bar Harbor Water Company.
THIRD: All my right, title and interest in and to a certain way, or
road, (including so much of the fee thereof as is owned by me) which
road extends from the Eagle Lake Road in a general southwesterly direction
to the northeastern line of the lot first hereinabove described.

to John D. Gilmore of Ellsworth in the County and State
aforesaid, Gentleman.
"The second parcel or tract is situated in said Eden
and contains all the land mills and privileges now
owned by myself and said Gilmore thereon which I purchased
of Richard Higgins of said Eden by deed dated August 27
A. D. 1845 and recorded in Hancock County Registry of
Deeds Book 77, Page 504 reference there to be had, as also
to my deed to said Gilmore of one undivided half
of the same premises recorded in said Registry in Book 81,
Page 213 in all containing four thousand acres, more or
less."

Dear Mr. Roberts:
Referring to the conveyance by yourself to this
company of property at Eagle Lake.
It is understood that in accept-
ing the deed the company acquires no title to the Benedict boathouse,
but that this boathouse is owned by Mr. Benedict, who has the right
and privilege of removing it from the land.
It is also understood that you are not required to move your boat-
house, which is reservedin the dood, except upon reasonable notice, say
sixty days, given by this company and that this company is to give you
the same time and the same notice before you are required to move any
of the furniture and furnishings of the camp.

Dear Deasy :
Mr. Roberts has agreed to sell to Mr. Dorr for
whose ever account Mr. Dorr may designate his camp lot
containing about thirty-five acres along the shores of
the lake and his interest in the lot near the dam site.
I talked with Mr. Roberts casually about the matter
yesterday SO that he understands that probably the Water
Company will take title. On account of the possibility
of renting the camp for next, season it seems advisable
that we take title 2.5 soon as possible, but perhaps not
before I return next week. I will write to Mr. Dorr
asking him to see Mr. Roberts SO that whatever is necessary
may be done as to the title and the deeds. Mr. Dorr will
I hope communicate with you in connection with the matter.
I think I shall leave Bar Harbor if the day is
good immediately after the polls open.
