would expect the amount you mentioned, $73.77. I wonder
if the property is worth that amount?
You did not say whether there were any
taxes due under the other owners. Have this year's
taxes been paid? Are there any back taxes?

Would like to have you bring up your title papers covering your examination
of the lot in Bar Harbor near Otter Creek in which Mrs. Charles H.
Emery recently released her interest to Dr. . A. C. Hagerthy. The lot is
said to contain forty two and one-half acres more or less with an
exception of a one and one-half acre lot therefrom.
Mrs. Emery is writing me asking to know just what her interest
is that she has released. I want to advise her just what title her
former husband, Mr. Charles H. Emery, had, where the lot is located
etc. etc.

also take the mattery with them direct.

veniont be witnessed only. The parties should sign on
the line where I have indicuted by writing their initials
in pencil.
Kindly advise ne when the dood is fully
executed and we will make some arrangement to acetand
conclude the transaction.

Mrs Bowen has asked me to reply to your letter
of 14th inst.
She would be glad to sell the property referred
to, but requests that you kindly give her a description of
the lot you mention, and your honest opinion as to its value.
She assumes that you have a client who has talk-
ed with you regarding its purchase, and would appreciate your
opinion.
As Mr Whiting ( Mrs Bowen's father) bought this
property on a "quit claim deed, she would give the same sort
of deed upon her sale of it.

that I have not sufficient information regarding the
value of the lot referred to but I will st once have
some disinterested person look it over and tell me
what he thinks the lot is actually worth. It does not
come to the Town road. I will propare a copy of the
description and forward it to you as soon 88 I can get
8 fair idea of its value.

Dear Mr. Bowen:
Mrs. Bowen's Otter Creek lot is situated,
I understand, more than one hundred rods away from the road
and a portion, if not all, upon the side of the mountain.
It has no access to the road except by way of necessity ac-
ross the land sold Mrs. Davis.
The lot next west of this lot we have purchased
for $10. an aore and my client has authorized me to offer Mrs.
Bowen the game price. or $150. for a quit-claim deed of the
lot. I believe this is a fair price.
I have propared and enclose herewith a deed in
case Mrs. Bowen decides to accept the offer, which deed should
be dated and executed before a notary public who should affix
his seal and fill in the date and county to the acknowledgment
clause and forward the game to the Bar Harbor Banking and Trust
Company for delivery upon payment of the consideration. There
should also be affixed to the deed a fifty cent revenue stamp.
The lot is the northern portion of the second

My dear Doctor:
I have followed the question of the sale 01
your land at Otter Creek but as yet have been unable to get
any definite offor for the property. I have talired with the
owner of land in the vicinity who has intimated that be
would like $30. per aere. This price seens to be more then
the prople I have boom talking with went to pay. Back land,
especially mountain land, they feel ought to be bought from
$10. to $20. an scre. A smell portion of your land borders
the road and, therefore, ought to be worth more than the
back land.
My understanding is that you own all of one
lot known as the Charlos Emory lot acquired of Hadley and one-
quarter of another lot known as the Silas Pieree lot, the
other ornors being Luay H. Parcher one-eighth, Julia A. Giles
0210-half and Mary Arn Greely one-eighth.
Can you not fix some price that you will bo
willing to take and that you think the other owners would be
willing to take in order that I may have some basis to discuss
the matter with tho so interested?

Dear Sir:
In connection with the lot at Otter Creek purchased
by you of Mr. Charles H. Emery in 1910, I beg to say that
Mrs. Emery did not sign the dood. I do not know whether
this is necessary or not. The lot is probably wild land
and if BO Mrs. Emery would have no rights in the property.
It is possible. however, that she has and in order to avoid
this uncertainty I should advise obtaining a deed from Mrs.
Emery.
I have, therefore, drafted 8 release deed (the
simplest form known) without any covenants and only her
right, title and interest. . This deed should be executed
by Mrs. Emery before a notary public who should affix his
seal.
