know All Men by These Presents,
or
That
I, William H. Puffer, Jr. of Eden, in the County of Han-
cock, and State of Maine,
in consideration of two hundred dollars
paid by John W. Conners of said Eden,
belaous
gewsugs
the receipt whereof I do hereby acknowledge, do hereby give, grant,
bargain, sell and convey unto the said John W. Conners, his
Heirs and Assigns forever,
four certain lots or parcels of land situated in the Village of
Bar Harbor, in said Eden, and described as follows, to wit:-
Lots No. 49 ( forty-nine), No. 50 (fifty), No. 51 (fifty-one)
and No. 52 ( fifty-two) on Plan of Land on Strawberry Hill, Bar
Harbor, Maine, 1909 as made by Edgar I. Lord , Civil Engineer,
Bar Harbor, and to be recorded in Hancock County Maine Registry
of Deeds to which plan and record thereof reference is hereby ex-
pressly made.
Together with a right of way, for all purposes of a way, from
said lots to Cromwell Harbor Road over the way shown on said plan
and known as the Strawberry Hill Road. Said way to be held and
enjoyed in common by the Grantee and all other persons lawfully
entitled to rights therein and subject to all public rights therein.
The premises herein conveyed are hereby so conveyed expressly
subject to the following restrictions to be binding upon said
Grantee, his Heirs and Assigns, to wit:-
No. blacksmith shop, public or livery stable shall ever be
erected or maintained on said premises.
The land herein conveyed is a portion of a certain lot or
parcel of land conveyed to Charles H. Wood by Edward B. Bowen and
Pamelia W. Bowen by warranty deed dated June 23, 1910 and to be
recorded in the Hancock County Maine Registry of Deeds and the
same conveyed to the Grantee by said Charles H. Wood by deed dated

July 6, 1910 and the same this day conveyed by said Joy to the
Grantor by warranty deed to be recorded herewith, all of which deeds
and the records thereof and all deeds referred to therein reference
is hereby expressly made.

Being the same premises described in warranty deed from
Horace D. Joy to said William H. Puffer, Jr. dated July 6, 1910
and to be recorded in Hancock County Registry of Deeds.
This conveyance is made, however, subject to a certain
mortgage from said Puffer to said Joy dated July 6, 1910, for
the sum of nine hundred dollars to secure a part of the purchase
price.
To have and to hold
the aforegranted and bargained
premises, with all the privileges and appurtenances thereof to the
said
John W. Conners, his
Heirs and Assigns, to his and their use and behoof forever.
And I do covenant, with the said
Grantee
,
his
Heirs
and Assigns, that I am lawfully seized in fee of the premises;
that they are free of all incumbrances; except said mortgage to
said Joy
that I
have good right to sell and convey the same to the said
Grantee
to hold as aforesaid; and that I and my heirs, shall
and will Warrant and Defend the same to the said John W. Conners, his
Heirs and Assigns forever against the lawful claims and demands of
all persons.
Provided Nevertheless, that if the said
William H. Puffer, Jr.
or his Heirs, Executors or Administrators pay to the said
John W. Conners
or his Heirs, Executors, Administrators or Assigns, the sum of
two hundred dollars in one year
from the day of the date hereof, with interest on said sum at the
rate of eight per centum per annum, during said term and for such
further time as said principal sum or any part thereof shall remain
unpaid, payable
annually, then this Deed, as also one certain
promissory note bearing even date with these presents, given by the
said
William H. Puffer, Jr.
to the said
John W. Conners
to pay the sum and interest at the time aforesaid,
shall both be void, otherwise shall remain in full force.
And the said grantor hereby covenants and agree S with said
grantee that the right of redeeming the above mortgaged premises
shall be forever foreclosed in one year next after the commencement of
foreclosure by any of the methods now provided by law.

right by descent and all other rights in the above described premises,
