George B. Dorr Epps Lot
MEMORANDUM OF CONTRACT made and entered into this twenty-second
day of October A. D. 1910 by and between William M. Roberts of Eden,
Hancock County, Maine, party of the first part, and George B. Dorr of
said Eden, party of the second part.
The party of the first part hereby agrees to sell and convey to
the party of the second part or his heirs or a ssigns by good and
sufficient quit-claim deed with limited covenant of warranty, dower
and rights of descent released, a certain lot or parcel of land con-
taining eighty-five acres and twenty-six rods more or less, particul-
arly described as conveyed i n the deed from said Roberts et als. to
Lewis Friend, dated May 3, 1887 and recorded in Book 216, Page 26 of
the Hanocck County Registry of Deeds, the same being situated at
Hulls Cove in said Town of Eden, being the same land which said
Roberts has acquired or is to acquire under the option given by
Charles C. Burrill et als. to Mark C. Morrison dated September 23,
1910. Said conveyance shall be made at the option and upon the
request of said party of the second part his heirs or assigns upon
the payment or tender by him or them of the sum of thirteen thousand
five hundred dollars ($13,500.00) with interest thereon at six per
cent per annum from the date hereof to the date of said conveyance.

sideration of One Dollar and other valuable considerations, paid by JOHN A.
PETERS, of Ellsworth, in said County, the receipt of which is acknowledged,
do hereby REMISE, RELEASE, BARGAIN, SELL and CONVEY and FOREVER QUIT-CLAIM
unto the said John A. Peters, and his heirs and assigns forever, a certain
1ot or parcel of land situated in that part of the town of Eden known as
Hulls Cove, bounded and described as follows in deed of the same from
William M. Roberts and others to Lewis Friend and others, dated May 3, 1887,
recorded in Hancock County, Maine, Registry of Deeds May 6, 1867 in Book
216, Page 26, to wit:-
beginning at a stake on the western side of the county road leading
from Hulls Cove to Bar Harbor, said stake being at the southeast corner of
land now or formerly of George B. Hamor;thence following said road souther-
1yto its junction with the old county road leading over Long Hill; thence
following said old county road southeasterly to the northerly corner of
land of Mary Fiske Stoughton formerly of A. T. Hamor, the distance from
first mentioned bound along the center of said road being fifty-seven and
forty-four one hundredths rods, more or less; thence passing through a
spotted maple tree south thirty-seven degrees west following said Stoughton's
line thirty-seven rods, more or less, to a stake;thence followingsaid
Stoughton's line south thirty-three degrees east fifty-six and sixty-four
one hundredths rods,more or less, to a stake in the northwest line of land
of How and pondleton;thence following said line of said How and Pendleton
south sixty-two degrees west one hundred seventy-eight and ninety-three
one hundredths rods,more or less, to a stake; thence still following said
How and Pendleton's line north fifty-seven degrees twenty-five minutes west
fourteen and four-tenths rods to the center of Intervale Brook, so called;
thence following said Brook northeasterly fourteen and fifty-six one hun-
dredths rods, more or less, to a spotted hemlock tree standing on the north
side of said Brook: thence following the east line of land of E. G. Brewer
north thirty-five degrees east one hundred two and seventy-six one hundred-
the rods,more or less,to a stake set in the ground on the meadow; thonce

still following said E. G. Brewer's line north forty-six degrees thirty
five minutes east eleven and eighty-eight one hundredths rods, more or less,
to a stake in a split rock in D. W. Brewer's line;thence south eighty-eight
degrees fifteen minutes east four and forty-four one hundredths rods to the
conter of said Intervale Brook; thence following said Brook by its various
windings mainly northeasterly one hundred forty and sixty-eight one hun- -
dredths rods, more or less, to the southwest cornor of a lot of land of said
D. W. Brewer, which lies on the east side of said Brook; thence following the
south line of said land of said Brower south forty-eight degrees east six- -
teen rods,more or less, to a stake set in the ground at the southeast corner
of said lot,it being also the southwest corner of land now or formerly of
George B. Hamor; thence following the south line of said land of said Hamor
north eighty degrees fifteen minutes east twenty-three and twenty-four one
hundredths rods, more or less, to the first mentioned bound, containing eighty-
five acres and twenty-six square rods, more or less.
This conveyance is made expressly subject, however, to an ease- -
ment of a right
to lay and maintain pipes and aqueducts and of con-
veying water by meane of same and of entering upon said land for the pur -
pose of repairing said pipos and aqueducts. Said easement having been
granted to Frances Isabel Horris by deed dated March 16, 1887 and recorded
in the Hancock County Registry of Deeds Book 212, Page 443, to which deed
and record reference is expressly made.
The above described easement
being hereby expressly excepted from the operation of the following cove-
nants:-
The purpose of this deed is to convey exactly the same premisos
described in said deed of May 3, 1887 and subject to the same easement
therein described.
The property hereinabove deecribed is also the same described
in the deed from Charles C. Burrill and others to William M. Roberts, dated
October 22, 1910, recorded in Hancock Registry in Book 473, Page 255.
T o HAVE AND T o HOLD the aforegranted and bargained
premises to the said John A. Petere, and his heirs and assigns, to his and
their use and behoof forever.

AND I do covenant with the said grantee, and his heirs and assigns,
that I will WARRANT and FOREVER DEFEND the premises to him the said grantee,
and his heirs and assigns,against the lawful claims and demands of all per-
sons claiming, by, through or under me.
AND for the same consideration, aforesaid, I, Mariam H. Roberts,
wife of the said William M. Roberts, do hereby release and convey to the
grantee herein all my rights of dower, rights by descent and all other
title in the premises hereinabove described as conveyed.
IN WITNESS WHEREOF, we, the said William M. Roberts and Mariam H.
Roberts, have hereunto set our hands and seale this eighteenth day of April
in the year of our Lord nineteen hundred and eleven.

said property shall be held by said Peters (he being President of said
Union Trust Company of Ellsworth) as security in the first instance for the
payment of said note and upon the payment of the same to convey said proper-
ty to the said George D. Dorr, his heirs or assigns, the equitable owner of
the same, it is therefore agreed between George B. Dorr and John A. Peters
as follows:-
The title to said property shall be held by said Peters in trust,
first, as security for the payment of the note above referred to, with inter-
est thereon, and any renewal of the same until wholly paid; second, upon
payment of said note and any renowal of the sare then the said Peters shall
hold the title to said property wholly in trust for the said George B. Dorr
to be conveyed to him, his heirs or assigns, by good and sufficient Quit-
claim deed, dower and rights by descent released, upon request, in writing, BO
to do by the said George B. Dorr, hib heirs or assigns.
It is further agreed between the parties that while the title to
said property is go held by said Peters in trust he shall be at no exponse
in connection with the same, eitherfor taxes or otherwise.

Cove in said Town of Eden, being the same land which said Roberts
has acquired or is to acquire under the option given by Charles C.

conveyance shall be made in consideration of the sum of thirtmen
thousand five hundred dollars ($13,500.00) with interest thereon at
six per cent per annum to the date of said conveyance.
Said party of the second part hereby agrees that he will purchase
said property at any time after six months from the date hereof at the
option and upon the request of said party of the first part his heirs
and assigns and pay therefor the sum of thirteen thousand five hundred
dollars ($13,500.00), with interest as aforesaid.

Hulls Cove Town of Eden Hancock County Mains, being same described in
two deeds to Truxton Boale, to wit: deed from Frank L. Brewer dated
July 15, 1904 and recordedin the Hancock County Maine Registry of
Deeds Book 407, page 484, and deed from Whi. M. Roberts dated July 18,
1904 and recorded in said Registry Book 407. Page 489.
From such examination we are satisfied that the title of
Truxton Beale, trustee, to the property described in said deed is
clear and unincumbered.
Please advise us whethe r you wish a full abstract made
showing the history of the title.
The lot herein referred to is bounded on one side by the
road, on two sides by the brook and cove, and on the fourth or
southern side, it is bounded by a line between this land and b. nd now
or formerly of Angelia T. Hamor. Wg believe that this line is well
established but we have had no survey or examination made for the
purpose of ascertaining about it

owners. We find that has has not made a thorough examination of the
title but he says that the present owners sold under a joint warranty
deed given in 1887 be Roberts, Andrew F. "iswell, Daniel :
Brewer and Charles C. Youn Mr. Roberts is it man of large property
abundantly responsible to back un such in warranty and No. Wiswell who

of twelve-thousand six-hundred and thirty dollars. Conveyance to
be made by good and sufficient Quit-claim deed with limited covenant
of warranty, dower and rights by descent released, and it is agreed
that the said Morrison at the time of purchase may deduct five per
cent from the purchase price for brokerage commission.
The said land is owned and to be conveyed in the following
proportions and each party hereto undertakes for himself and not for
the others in the proportions named, to wit:- -
The said Charles C. Burrill one-fourth undivided, the said
Phronia L. Hagerthy one-fourth undivided, the said Arthur W.
Greely one-eighth undivided and the said John Peters, representing
his own interest and that of the Friend Estate, three-eighths undi
