KNOW ALL MEN BY THESE PRESENTS, That I, Nellie O. Savage
of Bar Harbor, Hancock County, Maine, in consideration of one
dollar and other valuable considerations paid by Hattie B.
Taylor of said Bar Harbor, the receipt whereof I do hereby
acknowledge, do hereby REMISE, RELEASE, BARGAIN, SELL AND
CONVEY, and forever QUIT-CLAIM unto the said Hattie B. Taylor
her heirs and assigns forever, a certain lot or parcel of
land situated at Otter Creek in said Town of Bar Harbor and
bounded and described as follows:
"Beginning at a cedar stake, the southeast corner of lot
No. 85, of the allotment of the lands of the Bingham Estate in
Eden aforesaid conveyed to Timothy Smallidge; thence along the
south line of said lot West one hundred twenty six perches to a
birch; thence along line of land conveyed to Gilmore and Brewer
South eighty six perches to a cedar stake; thence along the north
line of lot No. 87 conveyed to Gilmore and Brewer aforesaid one
hundred forty perches; y thence along the west line of lot No.
83, conveyed to Samuel Hadley and the west line of No. 84 conveyed
to Thomas H. Smallidge North nine degrees West eighty-seven perches
to the place of beginning containing seventy-one and one fourth
acres more or less. Excepting and reserving from the above con-
veyance, the following conveyances from the said Frederick A.
Stanley, to wit:-
1st. To Sam'l J. Walls by deed dated Dec. 21, 1874, recorded
in Hancock Registry of Deeds, Vol. 183, Page 284, containing two
acres; 2nd. To Wilbert W. Stanley, deed dated Jan. 26, 1877,
recorded in said Registry, Vol. 155, Page 425, containing ten
acres; 3d. To Margaret E. Stanley, deed dated July 24, 1879,
recorded in said Registry, Vol. 164, Page 451, containing seven
acres; 4th. To George H. Homans, deed dated May 31, 1882,
recorded in said Registry Vol. 182, Page 473, containing three
fourths of an acre, and reserving also, the Cemetery Lot as
fenced on Oct. 20th, 1886, and a right of way, the exact width
of said Cemetery to the town road.
Hereby meaning and intending to convey all the premises
conveyed to Frederick A. Stanley by William Bingham Clymer, and
Charles Willing, by deed dated January 20th, 1873, and recorded
in said Registry of Deeds, Vol. 143, Page 476, subject to the
above reservations.
And being also the same premises conveyed by Frederick A.
Stanley under the 1st description in his deed to Samuel K. Whiting
dated Oct. 20 th, 1886, and recorded Oct. 21st, 1886, in Book
208, Page 450, of said Registry, to which deed and the record
thereof reference is hereby expressly made. Excepting, however,
the Cemetery and right of way reserved in the 2nd. description
of said deed from Stanley to Whiting.
The lot hereinabove conveyed contains forty and one half (401)
acres, more or less.' IT
Together with the buildings upon said conveyed lot excepting
a stable owned by Arthur Louis Taylor and workshop owned by Elmer
Hagerthy and a small house occupied by Mrs. Eva McKay.
The purpose and intent of this deed is to cancel and discharge
a certain mortgage and bond given by the said Hattie B. Taylor to
me the said Nellie 0. Savage, both dated December12, 1925 and
recorded in the Hancock County Registry of Deeds respectively
in Vol. 598, Page 322 and Vol. 598, Page 321.
TO HAVE AND TO HOLD the aforegranted and bargained premises
with all the privileges and appurtenances thereof to her, the
said Hattie B. Taylor, her heirs and assigns, to their use and
behoof forever.

KNOW ALL MEN BY THESE PRESENTS, that I Raymond W.Tibbetts , Guardian
of Winifred A.Tibbetts , E minor, of Boston, Massachusetts, having on
the I7th. day of August A.D.I926, obtained a license from the Honorable
Bertrand E.Clark , Judge of the Probate Court for the County of Hancock
State of Maine, to sell and convey at private sale certain real estate
of said minor, and having agreeable to the order of Court given due
notice upon the petition for said license to make such sale and having
given the bond required by law ; (now therefore I Raymond W.Tibbetts
as Guardian aforesaid , and by virtue of the authority in me vested
as aforesaid and in consideration of one dollar and other valuable
considerations paid by Hattie B. Taylor of Bar Harbor , in the
County of Hancock and State of Maine , the receipt whereof is hereby
acknowledged , do hereby sell and convey unto the said Hattie B.Taylor
and her heirs and assigns forever, and undivided one ninth (I/9) of
a certain lot or parcel of land in the town of Bar Harbor ( formerly the
town of Eden) in the County of Hancock and State of Maine, and bounded
and described as follows to wit;-
Beginning at a cedar stake, the soutleast corner of lot No.85, of
the allotment of the lands of the Bingham estate in Eden aforesaid
conveyed to Timothy Smallidge , thence along the south line of said
lot west one hundred twenty-six perches to a birch, thence along the
line of land conveyed to Gilmore & Brewer , south eighty-six perches
to a cedar stake, thence along the north line of lot No.87 conveyed
to Gilmore & Brewer aforesaid one hundred forty perches, thence
along the west line of No. 83, conveyed to Samuel Hadley, and the
west line of No.84, conveyed to Thomas Smallidge , north nine
degrees west eighty seven perches to the place of beginning containing
seventy one and one fourth acres more or less. Excepting and reserving
from the above conveyance the following conveyances made by Frederick
A.Stanley to wit; Ist. to Samuel J.Wells by deed dated Dee 21st. I874

And I the said Raymond W. Tibbetts , in my capacity as Guardian afore-

of law in obtaining license and giving bond and selling said real estate,
and have good right and lawful authority to sell and convey the same in
manner aforesaid.

Mr. Rockefeller has received your letter
of November 26 and at his direction there is enclosed
herewith check to the order of Hattie B. Taylor for $3,000
in payment of the lot at Otter Creek known as the Davis lot.
Regarding the desired permission to cut
wood for the winter on this property, Mr. Rockefeller suggests
that you confer with Mr. Ralston and do what you and he
agree. He thinks, however, that if you do allow the
Taylors to cut some wood, the exact amount should be
stipulated and the matter not left indefinitely as to "what
wood they need for the winter."

Prior to taking title I ascertained that all taxes were paid
on the property, that the bond and mortgage from liattic B. Taylor
to Nollie 0. Savage were released. I have also had Mr. Dorr
execute a deed to Mr. Rockofeller which I am holding in my
files under the same conditions and terms as the others. I
am enclosing herewith the dood from Mrs. Taylor to Lr. Dorr recordo
in the Registry of Doods in Book 605L Page 561. I am also
enclosing herewith a copy of the deod executed by Mr. Dorr and
a copy of the deed from the Guardian of Winifred M. Tibbetts
to ltrs. Taylor.

Dear Mr. Rockefeller:
I have completed the abstract of the Davis lot at Otter
Creek. the lot that Mr. Ralston bargained for with Hattie B.
Taylor. There is reserved from this lot a cemetery, and right
of way, the full width of the cemetery, to the road.
In 1925 the Savages gave a mortgage to Ida B. Davis for
one thousand dollars and Mrs. Taylor gave a mortgage and bond
of eight-ninths securing twenty five hundred dollars to Mrs.
Savage. This mortgage and bond was for the maintenance of Mrs.
Savage. In taking title of course these two mortgages and bond
will be discharged.
There is, however, the following difficulty. Thomas R.
Savage died only a short time ago and no administration has been
had upon his estate. The effect of this is to leave the lot in

a deficiency of personal assets. Claims of creditors are barred
in twelve months after probate proceedings have been commenced.
If no probate proceedings are started claims of creditors are
not barred until after six years. Mrs. Savage tells me that her

husband had very few debts and that they have all been paid.
of course there is no certainty without probate. This defect
affects only one half of the property, the other half being
owned absolutely by Mrs. Savage.
Upon the death of Mr. Savage his undivided half passed to
his widow and children, one-ninth of which passed to Hazel W.
Tibbetts, who died two or three years ago. No administration
has been had upon her estate and her interest is in the same
situation as the interest of Mr. Savage.
lire. Tibhetts left & husband and a ninor child as her heirs.
The husband has petitioned the probate court for license to sell
the minure interest to Mrs. Taylor.
It is possible that Mrs. Tibbetts and Mr. Savage have left
no debts outstanding. There is no certainty of this however.
Are you willing to take title and take the chances as to these
two matters?
Mr. Ralston tells me that there are some domestic troubles
between Mr. and Mrs. Taylor and that Mr. Taylor intimates that
he may not execute a deed. In view of the foregoing Mr. Ralston
agreed with me that it would not be well to press for an option
with a payment down.
I am today sending the completed abstract to Mr. Heydt.

I prepared the deed from Mr. and Mrs. Taylor
and took it to them for execution. Mrs. Taylor now tolls
me that her husband will not sign. He claims that three
thousand dollars is not enough for the property.
I should imagine that he thinks that you will
pay more. Mru. Taylor said that there was nothing she
could do. That she would have to withdraw her offer. I
explained to her that the offer was made to Mr. Ralston
and that she would have to discuss it with him upon his
return.

A short time ago Mrs. Taylor came to me and said
that she thought her husband would sign the deed transferring
the Otter Creek lot, otherwise known as the Davis lot.
I gave her the deed to have signed but told her that I
was not sure whether we wanted to purchase the property
now but that if she would have it signed and notify me
that everything was ready I uld ascertain.
She now advises me that the deed has been signed.
In addition to the things they desired originally they
now want permission to out what wood they need for the
winter.
I should think it would be well to purchase the property
but I have some hesitancy about recommending allowing them
to out their winters wood.
If you wish no to take title will you kindly let me
know and have the purchase price forwarded to me.
I am enclosing herewith a copy of Mrs. Taylor's letter.
