KNOW ALL MEN BY THESE PRESENTS, That I, George B.
Dorr of Bar Harbor, Hancock County, Maine, in considera-
tion of one dollar and other valuable considerations paid
by John D.Rockefeller, Jr., of the City, County and
State of New York, the receipt whereof I do hereby acknowl- -
edge, do hereby REMISE, RELEASE, BARGAIN, SELL AND CONVEY,
and forever QUIT-CLAIM un to the said John D.Rockefeller,
Jr , his heirs and assigns forever, a certain lot or par-
cel of land situated in Mount Desert, Hancock County,
Maine, and bounded and described as follows, to wit:-
Beginning at a cedar stake on the East side of
road leading to Northeast Harbor running south eighty
five degrees East ninety seven (97) rods to a cedar stake;
thence South one degree West thirty three (33) rods more
or less to the South line of Lot No. 89 on town plan;
thence following said line North eighty four and three
fourths degrees West forty three (43) rods to the South
East corner of land now or formerly of S.P. Blaisdell; thence
by said line now or formerly of said Blaisdell North one
degree East thirteen rods and fifteen links to the North
East corner of said land now or formerly of said Blaisdell;
thence by the North line of said land now or formerly of
said Blaisdell North eighty five degrees West fifty four
rods (54) to said road; thence by said road northerly
nineteen rods (19) to the place of beginning and contains
fifteen acres.

That the said George B. Dorr hereby agrees in
consideration of the fact that the said Caleb Tracy has
relinquished his right to purchase a certain lot formerly
owned by Somes, Grindle and Higgins, said lot being a portion
of the Southern part of Lot No. 89 of the Town plan, to convey
to the said Tracy as soon as possible after he has secured
a deed of the Northern half of Lot No. 89, a lot described
generally as follows:
Bounded on the North by the Northern line of said Lot
No. 89; on the East by a line to be established said line to
be near the so-called Simpson line but not to cross said line;
on the South by a line parallel with the Northern line of
said Lot No. 89 but everywhere/ twenty three rods distant

The exact acreage of said Lot to be determined by
the depth of said lot, extending in an Easterly direction
from the County Road

Dear Mr. Somes:
Enclosed herewith please find deed of the portion
of Lot No. 89 owned by you, Grindle and Pauline Higgins.
I wo ld suggest that you sign this deed, have your wife
sign it, forward it to Dr. Grindle, have him sign and ackro wledge
the instrument and have his wife sign, and then send it to
Pauline Higgins for her signature.
As soon as she and her husband have signed it if she
will deposit it with the Bar Harbor Banking and Trust Company
and instruct them to give it to me upon payment of $1,500.,
I will get the deed from the Trust Company.
I have written to New York for the funds for the purchase
of this lot and also have prepared an agreement and sent it to
Mr. Dorr, whereby Mr. Dorr agrees to convey to Caleb Tracy a
portion of the Northern half of Lot No. 39.
This I did
understanding that Chauncey Joy made some agreement with you
to that effect.
If this arrangement is not satisfactory to you in any
way will you kindly let me know.

Dear Mr. Heydt:
Mr. Chauncey Joy has informed me that he has
bargained the fifteen acre lot on Somes Sound which belongs
to Somes, Grindle and Higgins.
The abstract of this title was forwarded you November
9, 1928. I have prepared a deed of this lot and ask you
to forward $1,500. to pay for the same.
Mr. Joy also informs me that he has bargained the
lot from the Richardson heirs in the same locality for the
sum of $250.00 and the Graves Lot for the sun of $3000., also
a portion of the Walter Sargent lot for $1,500. and a portion
of theRoderick Sargent lot for $1,000.
These I hope to be
able to close on within a short time.

mention the matter to Mr. Rockefeller and he does not
wish to buy the property even at $800. unless you feel
that you have so far committed yourself to the purchase
that it would be wiser to go through with it. There is
really no need of our buying the property, which we had
only hoped to do as you know, to assist in bringing about

the change in the Jordan Pond Road at that point, as
urged by the Town Planning Committee.

Dear Mr. Rockefeller:
The following is a report on the purchase of
the Higgins' Lot at Seal Harbor.
Mrs. Smallidge informed me that this lot was
to be purchased and the price agreed upon was eight hundred dol-
lars. I examined the title and found that an interest was
outstanding in Malcolm Peach, a nephew of LeRoy Higgins. I
prepared a deed of this interest from Peach to Higgins and for-
warded it to Higgins asking him to have it executed in order to
clear the title.
After having done this I had some conversation
with Mrs. Smallidge concerning the lot. As I recall it and as
shown by my letter of February 14th to Mr. Heydt, Higgins had
written to Mrs. Smallidge to the affect that if he had to pay
anything for the deed from Peach he would want more than eight
hundred for the lot. The matter stood that way for some time.
Finally Mr. Higgins secured the deed from Peach and recorded it
and in reply to a letter from me said he was ready and willing to
close the transaction. This I did.
If at any time there was a refusal on the

part of Mr. Higgins to convey the property I did not know it.
Had I known of any refusal and if I had not felt we wore bound
to carry our bargain through I would not have taken title
to the lot.

send it to the Bar Paper rbor Banking & Trust Co. for delivery.

Enc losed herewith please find agreement between Mr.
Dorr and Caleb Tracy of Mount Desert.
In 1929 we purchased from Somes, Grindle and Higgins
a portion of Lot No. 89.
At the time of making this
purchase they had promised to sell to Tracy and in consid-
eration of Tracy's releasing his right to the property we
drew up the enclosed agreement.
Caleb Tracy died this spring and Mr. Joy has been
able to get the agreement returned to us by paying one hun-
dred dollars.
I have handed him a check in that amount.
will you kindly forward check reimbursing us.
