I. Charles H. Wood of Eden, in the County of Hancock, and
State of Maine,
in consideration of one dollar and other valuable considerations,
paid by Frank Collins and Otis Collins, both of said Eden.
the receipt whereof I do hereby acknowledge, do hereby gibe, grant,
bargaĆn, sell and conbey unto the said Frank Collins and Otis Collins,
their
Heirs and Assigns forever,
a certain lot or parcel of land situated in the Village of Bar Har-
bor, in said Eden, and bounded and described as follows, to wit:
Lot No. 62 ( Sixty-two on Plan of Land on Strawberry Hill,
Bar Harbor, Maine, 1909, as made by Edgar I. Lord, Civil Engineer,
Bar Harbor, and recorded in Hancock County Maine Registry of Deeds
Plan Book 3, Page 46, to which plan and record thereof reference is
hereby expressly made
.
Said lot being more particularly bounded and described as
follows, to wit: Beginning on the eastern side of Ledgelawn Ave-
nue at the southwest corner of lot No. 61 on said plan ; thence
gasterly but everywhere following the southern line of said Lot
No. 61, one hundred fifty-three ( 153) feet . more or less, to the
western line of Strawberry Hill Road; thence Southerly, but every-
where following said westerly line , fifty( 50) feet, more or less,
to the northeast corner of Lot No. 63 on said plan; thence Westerly
but everywhere following the north line of said Lot No. 63, one
hundred forty-four (144) feet, more or less, to the eastern side
of Ledgelawn Avenue; thence following said eastern side northerly,
seventy-four (74) feet, more or less, to the point of beginning.
Together with a right of way + for all purposes of a way, from
said lot to Cromwell Harbor Road over the way shown on said plan,
and known as the Strawberry Hill Road. Said way to be held and
enjoyed in common by the Grantees and all other persons lawfully
entitled to rights therein and subject to all public rights therein.
The premises herein conveyed are hereby SO conveyed expressly
subject to the following restrictions to be binding upon the said
Grantees, their Heirs and Assigns, to wit:-
No blacksmith shop. public or livery stable shall ever be
erected or maintained on said premises.
The land herein conveyed is a portion of a certain lot or
parcel of land conveyed to Charles H. Wood by Edward B. Bowen and
Pamelia W. Fowen by warranty deed dated June 23, 1910 and recorded
in the Hancock County Maine Registry of Deeds, Book 471. Page 166.
To habe and to hold the aforegranted and bargained premises,
with all the privileges and appurtenances thereof to the said
Frank Collins and Otis Collins. their
Heirs and Assigns, to
and their use and behoof forever.
And I do cobenant with the said Grantees, theirHeirs and
Assigns, that I am lawfully seized in fee of the premises;
that they are free of all incumbrances;
that I have good right to sell and convey the same to the said
Grantee
to hold as aforesaid; and that I and my heirs,
shall
and will Warrant and Defend the same to the said Frank Collins and
Otis Collins, their
Heirs and Assigns forever against the lawful claims and demanda of
all persons.
