DECLARATION OF TRUST.
I, Joseph E. Tripp, of Eden, Hancock County, Maine, having
received from George Harmon of Southwest Harbor, Hancock County, Maine,
a deed of certain land at Otter Creek in said Town of Eden, which
deed is dated August 27th A. D. 1910, and recorded in the Hancock
County, Maine Registry of Deeds in Book 472, Page 412, and having
received fromH, R. Wilson of said Eden a deed of certain land at
Otter Creek in said Town of Eden, which deed is dated August 26th,
A. D. 1910 and recorded in said Registry in Book 472, Page 410, do
hereby acknowledge and declare that the entire consideration for both
said deeds was paid to the grantors by George B. Dorr of said Eden,
that I hold said property only in trust for said George B. Dorr, and
that I will upon demand execute such deeds or conveyances of the same
upon such terms and conditions and to such persons or corporations as
may be determined by said George B. Dorr.
In Witness whereof I have hereunto set my hand and seal this
ninth day of Nomember, in the year of our Lord one thousand nine
hundred and ten.

That E, Nan F. Johnston of the town of Eden, County of Hancock
and State of Maine
in consideration of one hundred ten dollars and other valuable
considerations
paid by Leonard A. Austin of the Town of Eden, County of Hancock
and State of Maine
the receipt whereof I do hereby acknowledge, do hereby give,
grant, bargain, sell and convey unto the said Leonard A. Austin
and his
Heirs and Assigns forever,
one undivided half part of a certain lot or parcel of land
situated at Otter Creek in said town of Eden and being bounded
and described as follows, to wit:-
Beginning at a stake in the Western side of the County
road leading from Bar Harbor to Otter Creek; Thence South
twenty degrees West one hundred and ninety feet to a stake in
the Western side line of of County road: Thence South eighty
nine degrees West eleven hundred and fifty-nine feet to the
brook: Thence North five degrees and fifteen minutes East but
everywhere following said brook one hundred and eighty-three feet
to a maple tree on the eastern bank of said brook: Thence North
eighty-nine degrees East twelve hundred forty and eighth-tenths
feet to the placeof beginning and containing five and three tenths
acres, more or less.
The above described premises being the Southern one third
part of the lot of land described in a deed from Walter L.
Stanley to Geo. M. Jellison and William H. Dolliver, dated Feb.
11, 1899, and recorded Feb . 14, 1889, in book 333, page 277 of
the Registry of Deeds for said Hancock, to which said deed and
record thereof reference is hereby expressly made.

Being also the same premises conveyed to Annie Jellison by
Clifton H. Dolliver by his Warranty Deed dated Sept. 5, 1903
and recorded in said Registry of Deeds in Bood 397, Page 274.
To have and to bold the aforegranted and bargained
premises, with all the privileges and appurtenances thereof to the
said Leonard A. Austin
his Heirs and Assigns, to their use and behoof forever

the said Grantor , for

Heirs,
Executors and Administrators do covenant with the said Grantee ,
his Heirs and Assigns, that I
am
lawfully seized in fee of the
premises; that they are free of all incumbrances;

that I have good right to sell and convey the same as aforesaid;
and that

and Heirs, Executors and Administrators shall and
will Warrant and Defend the same to the said Grantee , his
Heirs and Assigns forever against the lawful claims and demands of
all persons.
Provided Nevertheless,
that if the said Grantor , or
his
Heirs, Executors or Administrators pay unto the said Grantee ,
or
his
Heirs, Executors, or Administrators or Assigns, the sum
of one hundred ten dollars in four months
from the day of the date hereof,
thereon
of
per centum per annum, during said and for such further
time
as
shall
remain
unpaid;
payable
annually, and until such payment shall pay all taxes and
assessments on the granted premises, to whomsoever laid or assessed,
and
thereon
insured
against
not less than
do for the benefit of the said Grantee , and
Executors,
and in such form and at such insurance
offices as I shall approve, and shall not commit nor suffer any
strip or waste of the granted premises, nor commit any breach of any
covenant herein contained, then this Deed, as also oncertain
promissory note bearing even date with these presents, given by the
said Grantor , to the said Grantee , to pay the sum and interest at
the time aforesaid, shall both be void, otherwise shall remain in
full force.
And the said Grantor hereby covenant and agree with the
said grantee that the right of redeeming the above mortgaged prem-
ises shall be forever foreclosed in one year next after the commencement
of foreclosure by any of the methods now provided by law.
