George B. Dorr Re Gordon & Gilfillan
THIS INDENTURE, made the fifteenth day of October L.D. 1920.
WITNESSETH that it, the Rodick Realty Company, Et corporation
organized and existing under the laws of the State of Maine, with its
principal place of business Eit Bar Harbor, Hancock County, Maine, does
hereby lease, demise and let unto George B. Dorr of said Bar Harbor,
one certain lot or parcel of land situated on the west side of Main
Street in said Bar Harbor and bounded and described as follows:
Beginning at a point in the western boundary line of Irin
Street one hundred three and twenty-five one-hundred+ha feet distant
from an iron bolt marking the northeast corner bound of land of K. II.
and N. M. Boyajian; thence westerly at right angles with Main Street
eighty feet; thence northerly and parallel with Ma in Street twenty-
five feet; thence easterly at right angles eighty feet to lain Street;
thence along the western boundary line of lain Street twenty-five feet
to the point of beginning.
TO HOLD for the term of three years from the fifteenth day
of October 1920, yielding and paying therefor the rent of two hundred
and twenty-five dollars per annum and taxes as hereinafter stated.
Said lessee promises to pay said rent in one annual payment
on the fifteenth day of August in each and every year during said term,
and in addition to the rent herein provided the lessee agrees to pey,
when the same shall fall due, all taxes that may be assessed upon the
building and fixtures standing upon the lot hareby leased owned by
them, and also all taxes upon the land hereby leased to whomsoever
such taxes may be laid or asses ed during the term of this lesse and
any renewal thereof.
The amount of such taxes to be paid shall be determined as
follows:
If the tax is assessed to and paid by the Rodick Realty Company
as a part of & tax upon a larger tract the lessee &grees to repay to the
Rodick Realty Company, on demand, & part of such tax paid by it hear-
ing the same proportion to the whole tax upon sa id larger tract as the
rental hereby reserved Lears to the rental received by the Rodick Realty
Company upon said tract. (This paragraph does not relate to tax on
buildings).
If the tax is assessed specifically upon the lot hereby leased
the said lessee agrees to DELy such tax to the proper official when the
same shall be due and demanded.
It is understood and agreed that the said lessee shall have a
right of way, for all purposes of a way, over a strin of land fifteen
feet wide leading from Rodick Place by and adjoining the westerly line
of the lot reinabov described to the projection of its northerly
line. Also & right of way for all purposes of & way over Rodick Place
to Main Street.
And the lessee also hereby agrees to quit and deliver up the
premises to the lessor, or its attorney, peaceally and quietly at the
end of the term aforesaid; that he will not make or suffer any waste
thereof and that he will not assign or underlet the premises, or any
part thereof, without the consent of the lessor in writing.
The lessor may enter to view and make improvements and to ex-
pel the lessee if he shall fail to pay the rent aforesaid, whether said
rent be demanded or not, or if he shall make or suffer any strip or
waste the re of , or shall fail to pay the taxes as hereinabove provided,
or shall fail to quit and surrender the premises to the lessor at the
end of said tern in menner aforesaid, or shall violate any of the COV-
enants in this lease by said lessee to be performed.
The lessor agrees that any buildings erected on these premises
by the lessee may be removed by the latter, or his essigns, curing the
term of this lease, or of any renewal thereof.
The lessor further arrees and covenants with the said lessee
that he, the said lessee, shall have the right and option of renewing
this lease for E further term at an annual rental and upon conditions
to be mutually agreed upon.

WITHESJETH that it, the Rodick Realty Company, a corporation
organized and existing under the laws of the State of Ma ine, with
its principal place of business at Bar Harbor, Hancock County, Moine,
does hereby lease, demise and let unto Goorge B. Dorr of said Bar
Harbor, two certain lots or parcels of land situated on the west side
of Main Street in said Bar Harbor and bounded and described as follows:
FIRST LOT: Beginning at a point in the western boundary line of
Main Street one hundred three and twenty-five one-hundrodths feet
distant from an iron bolt marking the northeast corner bound of land
of K. M. and N. M. Boyajian: thence wosterly at right angles with
Main Street eighty feet; thence northerly and marallel with Main
Street sixty-five feet; thence easterly at right angles eighty feet
to Main Street; thence along the western boundary line of Main Street
sixty-five feet to the point of beginning.
SECOND LOT: Beginning at the northeast corner of the lot above
described: thence westerly and everywhere following the northerly
line of the above described lot eighty feet to a stake; thance north-
erly ten feet to a stake: the nce easterly, but parallel with the
northerly lino of the above described lot, eighty feet to the wasterly
boundary line of Main Street: thence southerly, following the westerly
boundary line of Maine Street, ten feet to the point of beginning.
It is understood and agreed that the second lot hereinabove
described is to be used for a right of way onlyin common with the
lessor and its tenants. Said right of way shall be kept free and clear
of all obstructions and no overhangs or eaves shall project over said
right of way.
TO HOLD for the term of five years from the first day of November
1920
1918, yielding and paying therefor the rent of six hundred and thirty
dollars per annum and taxes as hereinafter stated.
Said lessee promises to pay said ront in one annual payment on
the fifteenth day of August in each and every your during said term,
and in addition to the rent herein provided the lessee agrees to pay,
when the same shall fall due, all taxes that may be assessed upon the

KNOW ALL MEN BY THESE PRESENTS. That I, George B. Dorr of
Bar Harbor, Hancock County. Maine, in consideration of one dollar
and other valuable considerations paid by H. I. Gordon and J. W.
Gilfillan of said Bar Har bor, the receipt whereof is hereby acknow~
ledged, do hereby GRANT, SELL, TRANSFER and DELIVER unto the said
Gordon and Gilfillan the following goods and chattels, namely:
the building situated on the west side of Main Street in said Bar
Harbor, the northern portion of which is now occupied by said
Gordon and Gilfillon and the southern portion by the Bar Harbor &
Union Rivor Power Company, said building being next south of the
M. Perlinsky store.
This convayance is made subject to a lease of a portion
of said building. from the said George B. Dorr, to the B&r Harbor &
Union River Power Company. dated February 1, 1919, and all right,
title and interest in and to said lease. together with the rentals
therefrom accruing after October 15, 1920 are hereby assigned and
transferred to said Gordon and Gilfillan.
TO HAVE AND TO HOLD all and singular the said goods and
chattols to the said Gordon and Gilfillan and their executors,
administrators and assigns, to their own use and behouf forevor.
And I hereby covenant with the said Gordon and Gilfillan
that I am the lawful owner of the said goods and chattels; that
they are free from all incumbrances except as above stated; that
I have good right to sell the same 88 aforesaid; and that I will
WARRANT AND DEFEND the same unto them the said Gordon and Gilfillan
and their heirs, exocutors, administritorg or assigns, against the
lawful claims and domands of all persons, except 88 above stated.

KNOW ALL MEN BY THESE PRESENTS, That we H. L. Gordon and J. W.
Gilfillan, both of Bar Harbor. Hancock County. Maine, in consideration
of the sum of thirty-five hundred dollars, paid by the Bar Harbor Bank-
ing and Trust Company, a corporation organized and existing under the
laws of the State of Maine, and located at said Bar Harbor, the receipt
where of we the said Gordon and Gilfillan do hereby ACKNOWLEDGE, HAVE
GRANTED, BARGA INED AND SOLD, and by these presents do GRANT, BARGA IN
AND SELL unto the said Bar Harbor Banking and Trust Company the follow-
ing goods and chattels, viz.: the building situated on the west side of
Main Street in said Bar Harbor, the nor thern portion of which is now
occupied by said Gordon and Gilfillan and the southern portion by the
Bar Harbor & Union Rivor Power Company, said building being next south
of the M. Perlinksy store.
And also for the same do nsideration we do hereby assign,
transfer and set over unto the said Bar Harbor Banking and Trust
Company all our leasehold interest in the land on which said building
stands.
This conveyance is made subject to a lease of 8 portion of
said building, from George B. Dorr to the Bar Harbor & Union Rivor
Power Company, dated February 1, 1919.
TO HAVE AND TO HOLD the said goods and chattels unto the said
Bar Harbor Banking and Trust Company, and its successors and assigns
to its only proper use, benefit and behoof forever. And we the said
Gordon and Gilfillan do avouch ourselves to be the true and lawful
owners of the said goods and chattels, and have in us full power, good
right and lawful authority to dispose of the same in manner aforesaid,
and we do for ourselves, our heirs, executors and administrators, here-
by covenant and agree to warrant and defend the said goods and chattels
against the lawful claims and demands of all persons whomsoever, unto
it the said Bar Harbor Banking and Trust Company, and its successors
and assigns.
PROVIDED NEVERTHELESS, that if the said Gordon and Gilfillan
or their executors, administrators or assigns, shall pay unto the said
Bar Harbor Banking and Trust Company, or its successors or assigns, the
sum of thirty-five hundred dollars in one year from this date, with
interest at six per cent. per annum, payable annually, and will keep
said building insured against fire in approved insurance companies in
a sum not less than the principal sum secured by this mortgage, then
this bill of sale, as also one certain promissory note bearing even
date with these presents, given by the said Gordon and Gilfillan to
the said Bar Harbor Banking and Trust Company to pay the sum and in-
torest at the time aforesaid, shall both be void, otherwise shall re-
main in full force.
PROVIDED ALSO, that it shall and may be lawful for said
Gordon and Gilfillan to continue in possession of said goods and
chattels until a breach of condition hereof.
IN WITNESS WHEREOF, we the said H. L. Gordon and J. W.
Gilfillan have hereunto set our hands and seals this twenty-second
day of October in the year of our Lord one thousand nine hundred and
twenty.

THIS INDENTURE, made the nineteenth day of November in the
year of our Lord ono thousand nine hundred and eighteen.
WITNESERTH, That Goorge B. Dorr, of Bar Harbor, Hancock County,
Maino, doos hereby loase, demise and let unto H. L. Cordon and J. W.
Gilfillan both of said Bar Harbor, doing business under the name of
the West End Drug Company, the northern portion of the building
lately occuried by the Mount Desert Hurseries, situated on Main Street
in said Bar Harbor, next north of the Lyford & Woodward building,
said portion being separated from the rest of the building by a
partition, the southern portion being occupied by the Bar Harbor
& Union River Power Company.
Together with the use, for storage purposes, of the lottic,
and the northern half of the basement, and use of the front entrance
and all rights of way connected with said building possessed by the
lessor, said entrance and way to be used in common by the lessees
and all persons now or hereafter lawfully entitled to use the same.
The lessees may at their own expense remove the water closet
and install the same in the basement of said building.
Excepting and reserving unto the lessor, his heirs and assigns,
the uso at &17 times, in common with the lessees, of all rights of
way connected with said building possessed by the lessor, and of said
portion of the attic and basement for storage purposes as may bo
unused by the said lessees, and also of the closet to be installed
in said basement, and right of access thereto.
Said basement is leased subject to the rights of the Bar Harbor
& Union River Power Company to pass to and from the portion of the
basement occupied by them.
The lessor hereby agrees to furnish all fuel necessary for
hesting said premises.
TO HOLD for the term of five years from the first day of April
one thousand nine hundred and nineteen, yielding and paying therefor
the ront of twenty-five hundred dollars. And said lessees promise
to pay the said rent in equal monthly payments beginning May
first, 1919 and quit and deliver up the premises to the lessor,
or his attorney, peaceably and quietly at the end of the term
aforesaid, in as good order and condition (reasonable use and
wearing thereof, or inevitable accident, excepted,) 88 the same
are, or may be put into by the said lessor, and to pay all water
and electric light rates duly assessed thereon during the term,
and for such further time as the lessees may hold the same, and
not make or suffer any waste thereof; and they will not assign
or underlet the premises or any part thereof, without the con-
sent of the lessor in writing on the back of this lease.
And
the lessor may enter to view and make improvements, and to expel
the lessees if they shall fail to pay the rent aforesaid, whether
said rent be demanded or not, or if they shall make or suffer any
strip or waste thereof, or shall fail to quit and surrender the
premises to the lessor at the end of said term, in manner aforesaid,
or shall violate any of the Govenants in this lease by said lessees
to be performed.
And the premises shall not be occupied, during the said
term for any purpose usually denominated extra-hazardous as to
fire by insurance companies.
PROVIDED, That in case the buildings upon said premises,
or any part thereof, during said term be 80 destroyed or damaged
by fire or other unavoidable casualties as to be unfit for
occupation or use, then the rent hereinbefore reserved, or a
fair and just proportion thereof, according to the nature and
extent of the damages sustained, shall be suspended or abated
until the said promises shall have beon rebuilt and nut in proper
condition for use and occupation b; the said lessor; or these
presents shall, at the election of either the said lessor or the
said lessees, their heirs ar assigns, upon written notice thoreof
to be given within thirty days after such destruction, thereby
be dotermined and ended.
IN WITNESS WHEREOF, the parties have herewito interchangeably
set their hands and seals the day and year first above written.
