at Seal Harbor.
Beginning at a spotted birch tree in the west
line of land of James Clement; thence south eighty-four
and one-half degrees west fifty-eight rods, more or less,
to a stake and stones in the east line of the Carr lot,
so called, now owned by said John D. Rookefeller Junior;
thence north five and one-half degrees west,but always
following the east line of said land of said Rockefeller,
known as the Carr Lot, to the south line of land formerly
of Herman Bracy, now of said John D. Rockefeller, Junior;
thence by the south and east lines of said Braey lot,
now owned by said John D. Rockefeller, Junior, easterly
and northerly to the south line of land formerly owned
by George N. and John S. Jordan, now owned by said Cooksey
Realty Company, it being also the south line of land con-
veyed this day by said Cooksey Realty Company to said John
D. Rockefeller, Junior; thence easterly by said south
line to said west line of land of James Clement; thence

southerly, but always following said west line of land
of James Clement, to the point of beginning.
Being the same land described as conveyed in
the deed from Everard H. Greeley to George B. Cooksey,
dated September 20, 1894, and recorded in said Registry
of Deeds in Book 284, Page 6.
Together with and as appurtenant to every part
of the premises hereinabove described as conveyed the
following rights, privileges and easements, which are
to be used in common by the grantee, his heirs and
assigns, the grantor, its successors or assigns, and all
other persons who may be now or hereafter entitled to
similar rights, privileges and easements, to wit:
A right of way for all purposes of a way over
the way or road called Bracy Road, leading from the County
Road at Seal Herbor across land formerly of George W.
Bracy, land of George B. Cooksay and land formerly of
Mary FiskeStoughton, now of said John D. Rockefeller,
Junior, and also a similar right of way over the branch
of the same extending in a northerly direction to the
southern line of the Barr Hill Property, so called, being
same rights of way particularly described as granted to

George B. Cooksey,as appurtenant to the Barr Hill
property, so called, by indenture between George W.
Bracy and George B. Cooksey, dated July 8, 1898, and
recorded in the Hancock County Registry of Deeds, in
Book 327, Page 97.
This conveyance is made expressly subject to
all outstanding easements, 11 any, in and to so much
of said road called Bracy Road as crosses the lot
hereinabove described as conveyed.
Excepting and reserving from the above convey
ance a certain lot or parcel of land, and certain rights
appurtenant thereto, described as conveyed in the deed
from George Be Cooksey to the Hancock County Trustees
of Public Reservations, dated September 17, 1908, and
recorded in said Registry inBook 454, Page 81.

KNOW ALL MEN BY THESE PRESENTS That The Cooksey Realty Company,
a corporation existing under the laws of Maine and located at the
village of Seal Harbor, town of Mount Desert, Hancock County, Maine,
in consideration of one dollar and other valuable considerations,
paid by John D. Rockefeller, Junior, of the City, County and State of
New York, the receipt whereof is hereby acknowledged, does hereby
give, grant, bargain, sell and convey, unto the said John D. Rocke-
feller, Junior, and his heirs and assigns, forever, certain lot or
parcel of land, situated in that part of the town of Mount Desert,
aforesaid, called Seal Harbor,and bounded and described as follows:
Beginning at a spotted birch tree in the west line of land of
James Clement; thence south eighty-four and one-half degrees west
fifty-eight rods, more or less, to a stake and stones in the east
line of the Carr Lot, so called, now owned by said John D.Rockefeller
Junior; thence north five and one-half degrees west, but always follow-
ing the east line of said land of said Rockefeller, known as the Carr
Lot, to the south line of land formerly of Herman Bracy, now of said
John D. Rockefeller, Junior; thence by the south and east lines of
said Bracy lot, now owned by said John D. Rockefeller, Junior, easter-
ly and northerly to the south line of land formerly owned by George N.
and John S. Jordan, now owned by said Cooksey Realty Company, it being
also the south line of land conveyed this day by said Cooksey Realty
Company to said John D. Rockefeller, Junior; thence easterly by said
south line to said west line of land of James Clement; thence souther-
ly, but always following said west line of land of James Clement, to
the point of beginning.
Being the same land described as conveyed in the deed from
Everard H. Greeley to George B. Cooksey, dated September 20, 1894,

the said Grantee and his heirs and assigns, that it is lawfully seiz-
ed in fee of the premises, that they are free of all incumbrances;
except as above stated; that it has good right to sell and convey
the same to the said Grantee to hold as aforesaid; and that it and
its successors and assigns, shall and will WARRANT AND DEFEND the
