Dear sir:
I have yours of the 29th of November a owledging receipt of
Abstract of the lot at West Gouldsboro.
We have looked the matter up and find that the same has never
been conveyed. There are probably tax liens against it, but it will
show in the Town Clerk's office. We know nothing abo it the value
of the property, or its occupation. Where it has been abandoned for
so many years it is qu te possible that adverse occupation has existed
to some extent and could only be ascertained by an examination on the
spot.
In connection with the title to this lot, which is identical to
some extent with the title to a lot at Otter Creek, which we have been
looking up for successors of Eliza A. Bridges, Trustee, the lot being
covered by mortgages from the late Connelius Wellington to Mrs. Brigges
and later by a Warranty deed of the equity of redemption.
We have had some difficulty in getting the title straightened
out and now we are up against a possible claim against both the Otter
Creek property and any other property there may be, including, I suppose,
the interest in the Grouldsboro property and the small lots to be
sold Mr. Ober, this trouble being some kind of a claim of John S.
Patton against the late Darius Wellington.
I enclose you copies of what appears on record here, so that you
may see what it is. I do not find that John S. Patton has ever con-
veyed the property or the interest acquired by him in it. le have
either got to take some proceedings against him or get a deed from
him or his heirs to wipe this out. of c ourse his clai so faras
the Bridges' lot at Otter Creek is concerned is subject to mortgages,
which are larger in amount by far than the value of the land and he
would not care to take them up, but at the same time the t ing ought
to be wiped off.
It is probable you may know who he is and how we can get at
him, or his estate. This is clearly for your benefit as well as that of
Mrs. Bridges and I should be glad if you would give me any information
you have in regard to the matter.

Darius !ellington and Cornelius Wellington were brothers
and uncles of mine. Herbert D. Wellington of Denver is Dariuss's
only heir. As to just how this land stands I really have never
known and have not considered it of suffici ent value to W arrant
my investigating the matter, except by asking you and one or two
others to give me what information you had.

always spoke of this as belonging to him and in his estima ti on he
had a perfectly good title. Just where Darius can come in I
do not know. If there is any further information I can give you
I shall be very glad to do so.

Mr. H. D. Wellington has submitted to us some correspondence
which he had in 1926 and 1927 with Mr. Lemuel W. Peters, attorney,
at 43 Tremont Street, Boston, Mass., who was apparently handling
the matter in question for John A. Peters. connected with the
United States Courts at Boston.
The matter involved a tract of land on Mount Desert Island, a few
miles east of Beal Harbor, and a copy of a letter dated February
4, 1926 from John A. Peters to L. W. Peters outlines the situation
and requests Mr. Lemuel IV. Peters to get releases from certain of
the Wellington heirs.
In the course of the correspondence Mr. Peters stated that if our
client did not release it would be necessary for him to institute
some proceeding to require the Wellington heirs to snow title.
Mr. Wellington has never received notice of any such proceeding
and cannot find that any was taken.
A week or so ago I wrote to Lemuel id. Peters and I am now advised
by the Postal authorities that he is deceased.
Finding your name in the correspondence, apparently as representing
Mr. Dorr, who was acquiring this property, I am writing to you to
ascertain what, if any, proceedings have been taken with reference
to the outstanding interests of the Wellington heirs and, particularly,
to Herbert D. Wellington, our client.
Any information you can give me about the present situation will be
appreciated.

Your letter to me of February 6, 1926, in connection
with Black Woods gives & history of the Wellington interest,
in which you state that Cornelius Wellington's pronerty E a s
devised to his three sisters Caroline Cellington, Eliza Welling-
ton and Louise Peasley.
We had deeds from Caroline and Louise, leaving Eliza's
interest outstanding, thich you say is five acres but accord-
inc to my napers seems to be only two acres, in which re are
interested.
Eliza's interest passed to her too sisters,
and the family of three brothers, Darius, Andrew and Henry.
Yourexected to gct deeds from the ir heir3.
According to my memorandum the will of Cornelius
was probated here in 1912, devising his estate of Caroline,
Eliza and Louise, and the survivor of them. The authenticated
papers omit the name of Eliza. Isn't it therefore quite prob-
able that Eliza predecrased Cornelius and if so her interedt
