Albert J. Carver
A certain lot or parcel of land situated on Hardwood
Island in said Tremont, and bounded and described as
follows. All that part of said Island South of the
following line - Beginning at the Shore on the Western
side of said Island about Eight rods south of the South-
ern part of the Middle beach at a spruce bush and heap of
stones and running by land of Phebe M. Tinker (now or late)
to the Eastern shore of said Island at the mouth of the
brook near the northern and of the great beach, Contain-
ing Eighty (80) Acros more or less it being that parcel
of land convoyed to me by A. Cummings Milliken by his Deed
of May 4th, A.D. 1870, and whichis recorded in Volume 139
Page 484 Hancock Registry of Deeds.
Also
Another piece of land situated on said Hardwood Island in
said Tremont bounded and descri bed as follows (To wit)
All that part of said Hardwood Island which lios north of
land conveyed to me as above described by A. Cummings
Millikon, which land was conveyed to the by Cummings M.
Holdon as Guardian of John V. Tinker by his Deed of January
30 A.D. 1875, to which reference may be had, and which
deed is recorded in Hancock Registry of Deeds Vol. 149
Page 566. Monning and intending to convey to the said
Albert J. Carver all of sai d Hardwood Island as is de-
scribed in Deeds before mentioned.
sally Carver, the wife of Wills Carver, did not
join in this conveyance. Sally died November 17, 1905,
leaving a will which was admitted to probate November 6,
1906. J. Julian Heath was appointed executor without
bond. The following is an abstract of her will in so
far as real estate is devised:
"Second, Whereas by the laws of Maine one third
of Hardwood Island situated in said Tremont and lying in
Eastern Bluehill Hay and containing two hundred acres,
more or less, descended to me from my late husband, Wills
Carver, deceased, I give and devise to my grandson,
Charles B. Carver of said Tremont, his heirs and assigns
forever, the said one third of said Hardwood Island, to
have and to hold the same in fee simple and absolute after
certain bequests heroin mentioned are paid or satisfied,
namely: Payments by my said executor to my four grand-
daughters, Evelyn A. Carver, Sarah R. Carver, Gortrude H.
Carver and Sylvia Lee Carver, fifty ($50) each, when they
shall have attained the age of eighteen years, but if for
any reasonable purpose satisfactory to the Judge of Pro-
bate, the said executor may deposit in a bank of good
standing the sum of fifty dollars for any of said grand-
daughters at any age under eighteen years, subject to
their draft at the age last named.
Third, I give, bequeath and devise to my said
grandson, Charles B. Carver, his heirs and assigns for-
ever, all the rest, residue and remainder of my estate.

usted, and I do appoint my said grandson Charles B. Carver
executor of this my last will and testament, but in case
my decease occurs before said Charles B. Carver shall
have attained his majority, then I do hereby appoint my
friend J. Julian Heath sole executor of this instrument to
serve in said capacity unt il said Charles B. Carver shall
have arrived at the age of twenty-one years."

of Deeds, November 15, 1916, in Book 433, Page 541.

Albert J. Carver died May 30, 1903, leaving the
following heirs at law : Mildred E. Carver, widow;
Evelyn A. Carver, born July 20, 1885; Charles B. Carver.
born June 14, 1888; Sadie R. Carver, born April 7. 1890;
Gertrude H. Carver, born Sept. 25, 1893: and Sylvia L.
Carver, borh Dec. 28, 1896; children.
Mildred E. Carver was appointed administrator
July 7, 1903, and on the same day she was also appointed
guardian of her five children above named.

A certain lot or parcel of land. situated in
said Tremont, known as Hardwood Island, for the sum of
six hundred dollars, payable in one year at seven percent.
This mortgage was assigned by the Tremoht Sav-
ings Bank to Sarah A. Reed, by i FE trument dated November
27, 1916. and recorded November 30, 1916, in Vol. 532,
Bage 77.
This mortgage is undischarged. Sarah A. Reed
is now deceased. No andministration on her estate as yet.

Mildred E. Carver subsequently married John
Claney and by him had one child, Helen K. Clancy, born
May 1908. Mildred H. died June 22, 1910. leaving as her
heirs at law . John Clancy, husband; and Helen K. Claney,
daughter: and the five children previously named as
children of Albert.

Evelyn A. Canda (formerly Carver)-to- Mildred E. Carver,
(her mother).
Several lots of land in Tremont, which convey-
ance included her interest in Hardwood Island.
Her husband, Carrey To Canda, of Westley. County
of Custer, State of Colorado, joined in this conveyance.
I am informed, but am not certain of the fact,
that Evelyn A. Canda, died shortly after her mother. leav-
ing a husband, carrey L., and one child. No administra-
tion has been taken out in the Estate of Evelyn B. Canda
in this county, nor has S guardian for the child been
appointed.

After the wath of the mother, Mildred E.,
Charles 3. Carver, who had attained his majority, was
appointed guardian on July 5, 1910, of Sadie R., Gertrude
H., and Sylvin Carver, the then remaining minor childron
of Albort J. and Mildred E. I am informed that all the
children of Albert J. and Mildred E. are now living with

the exception of Evelyn and that they have all now attain-
ed their majority.

On July 5, 1910, John Clancy was appointed
guardian of Helen K. Claney. The inventory returned in
this matter recites Helen K. Claney's interest in Hard-
wood Island as being fourteen four hundred and fifths.
(Item 11)
COMMENTS.
It would seem from the foregoing that the
following persons have fractional interests in this is-
land. I have not attempted to dotermine just what frac-
tional interest each my have: Carrey I.. Canda and his
child, if any: John Clancy and his daughter, Helen K.
Claney, a minor: Charles B.. Sadie R., Sylvia L., and
Gertrude H. Carver.
In the case of the child, if any, of Evelyn A.
and Carrey L. Canda. 8 guardian should be appointed and
license obtained from the Probate Court to convey.
In the case of Helen H. Claney her father, John
Clancy, having boon already appointed guardian, it would
only be necessary for him to obtain a license to convey
her interest.
All the other parties in interest are now of age
and can convey directly.
It would seem necessary also to have an admin-
istrator appointed in the Estate of Sarah A. Reed for
the purpose of discharging the mortgage named in Item 6.
No other conveyances are found of record by
the parties herein named affecting Hardwood Island, nor
are there attachments as against any of them.
